Eco-friendly water treatment

Septic tanks are strictly prohibited due to their negative environmental impact. Instead, every home must have an eco-friendly water treatment system to manage wastewater responsibly and protect the land.

Natural corridors for wildlife

Each property must preserve open, natural spaces to allow the free movement of fauna. By maintaining these essential corridors, we support biodiversity and protect the delicate balance of the local ecosystem.

Eco-friendly materials

Residents are encouraged to use natural and locally sourced materials like reclaimed wood, limestone, and volcanic pebble. These choices minimize environmental impact while fostering a connection to the land.

Light pollution reduction

Exterior lighting must be minimal, using warm, yellow tones to maintain the serene nighttime ambiance and protect local wildlife. Bright white lights and excessive lighting are strictly prohibited.

A unified aesthetic

Earth-toned color palettes for exteriors ensure homes blend harmoniously with the environment. Stark colors like white are prohibited to preserve the village’s natural beauty.

A commitment to regeneration

Integrated solar power

Every lot includes solar panels as part of the property price, ensuring that each home harnesses Costa Rica’s abundant sunlight for clean, renewable energy.

Mandatory regenerative landscaping

Every resident is required to work with The ARK on a regenerative plan for their garden. These plans are designed to restore biodiversity, support sustainable living, and create ecosystems that benefit both the environment and the village. By planting native species, nurturing soil health, and fostering natural habitats, residents actively contribute to regenerating the land.
